Application Process

Our team is committed to providing homes that meet our residents’ needs. Our partnerships with professional screening services help facilitate this and ensure that all applicants are reviewed fairly and in compliance with housing law.

Application Requirements

Applications are reviewed on a first come, first served basis meaning complete applications will be processed in the order they are submitted. Applications composed of multiple individuals require all to be completed before the entire application can be considered complete and submitted. Only complete, submitted applications will be processed. Individuals aged 18 or older who will reside at the property must submit an application. Individuals under 18 who will reside at the property but who are not financially liable must be included as occupants. Please review application requirements below to ensure you understand the criteria that will be screened and to help your application process go smoothly. Applicants who do not meet this criteria may apply with a guarantor. Guarantors are individuals aged 18 or older who will not reside at the property but who assume financial liability.

Identity Verification

Applicants must provide photo identification such as valid driver’s license, REAL ID, or passport, and upload a photo. Our screening process includes a thorough synthetic fraud and stolen identity check.

Income History

The combined verifiable income of all applicants must be 2X the monthly rent. Accepted verification documents include recent paystubs, bank statements, and/or tax documents (i.e., W2) or to securely link to your bank and/or payroll provider.

Applicants receiving housing assistance must upload verifiable housing assistance documentation.

Housing History

Applicants must provide housing history for the most recent 5 years, including address, rent and/or mortgage payment, and landlord information as applicable.

Applicants must have no evictions within the last 7 years.

Credit History

Applicants must possess a minimum 650 credit score. Variables such as debt-to-income ratio, history of delinquencies and collections, and type of debt (i.e., consumer vs. medical or student) will be considered.

Criminal History and Housing Court

Our screening process includes local- and national-level criminal background checks.

Animal Screening

Applicants must complete a verification process with our screening partner and provide animal/pet/no pet information. See Animal Policy for additional information.

Application Fee

A $50 non-refundable application fee is required of each applicant. This is a processing fee and does not guarantee application approval.
