Can you hold a place before I apply?
No. Once you apply, and have been approved, you will be required to pay your deposit within 24 hours and required to sign the lease electronically within 3 days. Once all has been completed, only then will the unit will be removed from the market.
How old do you have to be to apply?
You must be 18 years old to apply. Simply find the listing on our website and click ‘Apply’ to submit the application.
Will I need a cosigner?
If you cannot qualify to rent a property by yourself, the Owner may allow you to have a cosigner.
Do I pay first month’s rent and last month’s rent with my security deposit?
No. You must pay the first month’s rent at least three days before move-in.
When is the rent due?
Rent is due on the 1st by the 5th of the month. You will be charged a late fee if rent is received after the 5th (regardless if it is a holiday or weekend).
Can I have a pet?
Most of our properties allow pets, and service animals are always welcome at our properties.
All pets/service animals must apply online at www.petscreening.com [use Adam’s link]. The cost is $20 for the first pet and $15 for each additional pet and paid by the applicant.
Service/Assistance animals will not be charged an application fee if all required proof of the animal is submitted and verified.
You will be asked to supply a photo, vaccination records, microchip info (if applicable) and references for a PAW Rating. The higher the rating, the better the chances of the pet/animal being accepted.
The screening is required.
Is the deposit refundable?
Yes, once your lease term is complete, as per California law, the deposit is refunded within 21 days after you vacate, less any damages/cleaning.
